We can't wait for you to settle in and start making memories in your new place. Before the big move-in day arrives, take a few minutes to browse through the helpful info below. We've put together some handy tips, important reminders, and easy-to-follow instructions to make your move-in smooth and stress-free! Our team is here to make sure you absolutely love living here, and it all starts with getting you off to a great start!

Utilities

Setting Up Utilities

ELECTRIC

​​Ready to get the lights on? You have the freedom to choose your own electricity provider! Head over to www.powertochoose.com to compare rates and plans, then select the one that works best for you. Once you've got your service set up, simply email us a copy of your confirmation or account statement as proof. Easy as that—you'll be all powered up and ready to go!  

Proof of electricity must be provided before receiving keys.

NOTICE: You don't need to set up your electricity just yet! We're currently waiting for CenterPoint Energy to install the meters. Once they're in and ready to go, we'll send you a notification letting you know it's time to transfer power into your name. We'll keep you posted!

TRASH & RECYCLING

Good news—trash services are included in your $20 Monthly Trash & Maintenance Fee! You'll find the trash containers in the back parking area. To help keep things tidy for everyone, please compact your trash as much as possible before tossing it in.

 

A few quick tips:

  • Break down large packing boxes, TV boxes, and cardboard flat so they fit nicely in the container

  • Large furniture or bulky items (mattresses, couches, appliances, etc.) can't go in our trash containers—you'll need to dispose of these offsite

INTERNET & CABLE SERVICES

Comcast (Xfinity) provides internet, cable, and home services for the property. 
Xfinity: www.xfinity.com

Please note: Dish and satellite installations are not permitted on the property.

Insurance

RENTERS INSURANCE

Protecting your home is important! As part of your lease agreement, all residents are required to carry liability insurance with $100,000 minimum coverage for any potential damage to the property during your lease term.

Getting coverage is easy—you have options:

  1. Purchase through your resident portal – Just log in and click the Insurance tab for a quick and convenient option

  2. Use your own provider – Already have a policy or prefer a specific company? No problem! Just upload a copy of your policy to your resident portal

Here are a few popular renters insurance providers to check out:

Important: Your policy must list and cover all occupants over the age of 18.

POLICY MUST BE UPLOADED TO YOUR RESIDENT PORTAL BEFORE RECEIVING KEYS

Pro tip: While only liability coverage is required, we highly recommend adding coverage for your personal belongings (furniture, electronics, clothing, etc.) for your own peace of mind. It's usually very affordable!

Keys

PICKING UP YOUR KEYS

It's almost time! You can pick up your keys on move-in day during the following hours:

Monday - Friday: 9AM or 5PM
Saturday - Sunday: 10AM- 2PM

**Please note, your full security deposit payment must be received before receiving keys. 

 

Please give us a call at least 2 days before your move-in date to schedule a time that works for you. One of our team members will meet you at your new apartment to hand over your keys and give you a quick tour of your space—we'll show you around and answer any questions you might have!

 

During the key handoff, we'll provide you with 2 forms.  

1. Inventory & Condition Report

2.  Apartment Rules and Policies.

Please complete and return these to our office drop box (Unit 39) within 3 days of moving in.

MAINTENANCE & COMMUNICATION

We want to make sure you never miss important updates! Please double-check that your phone number is correct in your resident portal profile and opt in to receiving text messages from The 1901 Reserve.

We use text messages to keep you in the loop about important resident and property information, so be sure to opt in!

Property Management Hours

 Our management hours are Mon-Fri 9am-5pm.   If you have an emergency, please contact the after hours emergency line.  Otherwise, if we are not available, please leave a message and someone from our team will respond as soon as possible during business hours.

Maintenance Requests

All work orders must be submitted through your resident portal—it's the fastest and most efficient way to track and resolve your maintenance needs! For routine maintenance (non-emergencies), simply log in and submit your request.

Emergency Maintenance

If you have a maintenance emergency (major leaks, no heat/AC, lockouts, etc.), please call or text our emergency line.  Our on call team member will respond to emergency calls as soon as possible.​​​​​​

Parking

PARKING

Good news—parking fees are currently waived for all residents! As our community grows and the property fills up, we'll be offering paid reserved parking spaces in the coming months for those who want a guaranteed spot. We'll also be implementing an access fee for the parking lot on a first-come, first-served basis. Don't worry—we'll give you plenty of advance notice before any fees go into effect so you can plan accordingly!

If you have a vehicle - please email us your vehicle information before move-in (Vehicle Make, Color and License Plate Number).  You will be provided a parking permit and gate access at move-in.

 

When friends and family come to visit, they'll need to park on the street—but don't worry, there's plenty of convenient parking available on Portsmouth Street right behind the property!
