All work orders must be submitted through your resident portal—it's the fastest and most efficient way to track and resolve your maintenance needs! For routine maintenance (non-emergencies), simply log in and submit your request.Emergency MaintenanceIf you have a maintenance emergency (major leaks, no heat/AC, lockouts, etc.), please call or text our emergency line. Our management hours are Mon-Fri 9am-5pm. If you have an emergency, please contact the after hours emergency line. Otherwise, if we are not available, please leave a message and someone from our team will respond as soon as possible during business hours.

PARKING
Good news—parking fees are currently waived for all residents! As our community grows and the property fills up, we'll be offering paid reserved parking spaces in the coming months for those who want a guaranteed spot. We'll also be implementing an access fee for the parking lot on a first-come, first-served basis. Don't worry—we'll give you plenty of advance notice before any fees go into effect so you can plan accordingly!
All resident vehicles parking onsite must have a parking permit. Unauthorized vehicles are subject to towing at vehicle owners expense.
When friends and family come to visit, they'll need to park on the street—but don't worry, there's plenty of convenient parking available on Portsmouth Street right behind the property!
Living Comfortably During Construction
We're committed to making your living experience as seamless as possible while we complete final construction work (expected completion: end of April 2025). Here's how we're protecting you:

Strict Quiet Hours: No construction noise before 9 AM daily

Minimum 24-hour notice for any utility disruptions (we do not expect many disruptions)

Protected Parking: Contractors prohibited from resident parking spaces

Safe & Clear Pathways: All walkways kept clear; hazardous areas clearly marked and secured

Daily Cleanup: Work areas cleaned at end of each day to maintain property appearance

Noise Management: While some construction noise is unavoidable, we have strict policies in place to minimize disruptions and schedule the loudest work during mid-day hours
